About an hour, start to finish, and you keep the written number whether you hire us or not.

We walk it with you

Room by room, or all the way around the house. We measure, check the substrate, and point out the repairs that have to happen before a brush touches anything.

You get a real start window

We tell you when we can start and how many working days it takes before you sign anything. If weather or a lead-safe setup moves that date, you hear it from us rather than finding out on the morning.

A written, itemized number

Prep, primer, product, coats, and labor broken out line by line. No "today only" pricing, no verbal quotes, no surprise change orders.

Before you book

What do I get at the estimate?

A written, itemized number and no obligation attached to it. We walk the job, measure, and leave you with a written, itemized number. If you want a second opinion on someone else's quote, we will give you an honest read on it.

Are you licensed and insured?

Licensed, fully insured for general liability and workers' compensation, and EPA Lead-Safe certified for work on pre-1978 homes. Certificates go to you or your property manager on request before we start.

Do you use subcontractors?

No. Every painter on your job is a W-2 employee on our payroll, background-checked and uniformed. The crew lead who runs your project is the person who comes back if anything needs attention under the warranty.

What does the warranty cover?

Five years on workmanship — peeling, blistering, or flaking traced to our prep or application. You get the terms at the final walkthrough. Product defects are covered separately by the manufacturer and we will handle that claim for you.

How do payments work?

A deposit to schedule, and the balance on completion after you have walked the job and signed off. We do not ask for the full amount up front, and there are no change orders without a conversation first.

How far in advance should we book?

Interior work usually schedules within two to three weeks. Exterior work in peak season — May through September — runs four to six weeks out, so book earlier than feels necessary if you want a specific window.

Most painters warranty the paint. The manufacturer already does that. We warranty our workmanship — peeling, blistering, or flaking traced to our prep or application gets fixed at our cost, for five years from the day we finish.

The brand is chosen per surface, not per job. A ceiling, a cabinet door and a south- facing wall want three different products, and the one that suits all three does not exist.

Sherwin-Williams

A deep range with a commercial counter behind it, so the specific line a surface calls for is usually in stock rather than on order. That availability is most of why it turns up on the majority of our jobs.

Benjamin Moore

Advance is a waterborne alkyd — it flows out and levels the way an oil enamel does, then cures hard, without the ambering that turns old oil trim yellow. That is what puts it on cabinets, doors and trim.
