California (ZIP 45230) has riverfront hard landscape — docks, seawalls, ramps and steps down to the water — and washing those has a constraint nothing else on a property has.
Everything that comes off goes into the river, and there is no version where it does not.
That rules out chemistry almost entirely. A sodium hypochlorite soft wash is acutely toxic to fish and invertebrates, and there is no dilution argument to make when the run-off is entering open water within a few feet. Degreasers and detergents are the same category. So work at the waterline is done with water and mechanical action, or with a product specifically approved for use over water, and where growth genuinely needs killing the honest answer is often that it cannot be, not here.
The surfaces themselves are also different from anything up the bank. A dock or a ramp is wet, shaded and permanently in the splash zone, so it grows a heavy biofilm and it is slippery in a way that matters — this is one of the places where cleaning is a safety job rather than a cosmetic one. Timber decking on a dock has usually been through repeated soaking and drying and is softer than it looks. And a seawall is a retaining structure: water forced into a crack or a failing joint is going behind a wall that is holding back soil, which is a considerably more serious thing to be doing than cleaning it.
So the method is restrained and the sequencing matters. Work when the water is low rather than high, keep debris out of the water by sweeping and collecting before washing rather than blasting it in, and use the lowest pressure that lifts the biofilm. Anything structural noticed while working — a leaning seawall, a washed-out joint, a scoured footing, a dock fixing that has corroded — is worth more in the handover than the cleaning is, because on a riverfront those are the things that fail suddenly rather than gradually.

What pressure washing in California actually involves
Pressure washing damages more houses than it cleans, because most of what people wash should not be hit at 3,000 psi. Wood siding fuzzes, older mortar erodes, and water driven up under a lap course sits inside the wall for weeks.
Soft washing solves it: low pressure plus a cleaning solution that kills the mildew and algae biologically rather than blasting it off. Concrete, brick, and hardscape can take real pressure, and we use it there.

The north elevation stays damp longest, so it grows algae first. It feeds on the surface it sits on, so leaving it is not neutral — it holds moisture against siding and mortar year round.
Dark streaks running down the roof
That is gloeocapsa magma, and it is soft-washed with a cleaning solution rather than blasted. Pressure on a shingle roof strips the granules that are the roof, which is a far more expensive problem than the streaks.
Concrete that has gone several shades darker
Drives and walks darken gradually enough that it is easy to miss. The colour under a planter or a mat is the honest reference for what the rest of it should look like.
