Commercial painting in Edgewood, KY, and getting the materials into the building.
After-hours and weekend scheduling, a named point of contact, and crews who are on our payroll and carry our insurance. Work is phased so the areas you trade in stay open, which is usually worth more to you than the line-item price. One itemized number, and one person who answers the phone for the whole job.

Edgewood (ZIP 41017) has commercial premises in buildings where the paint has to travel further than the crew does, and on a multi-storey job that logistics question is a real part of the programme.
It is also the part most likely to be assumed rather than checked, and the cost of getting it wrong is a day's labour standing still.
The constraints stack up quickly. A goods lift has a stated capacity and a door size, and a pallet of paint is heavy enough to matter; a passenger lift may be off limits for materials entirely, or available only outside trading hours. A loading bay may need booking, may be shared with a neighbouring occupier, and may have a height restriction that a delivery vehicle does not clear. Access routes through a trading area have a window when they can be used and a requirement for protection when they are. And a building with a service corridor has a route the crew does not know until somebody shows them.
The practical answer is to establish it before the first delivery rather than at seven in the morning with a lorry outside. That means confirming the delivery route and the lift, agreeing bay times with whoever controls them, and sizing the delivery to the access rather than to the order — a single large drop is cheaper on paper and useless if it cannot get past the lobby, so staged deliveries matched to the week's work are frequently the right call even at a slightly higher price.
The corollary is waste going the other way. Empty pails, sheeting, masking and packaging come back out through the same restricted route, and on a job in an occupied building they cannot accumulate in a corridor while they wait. Agreeing where waste goes and how often it leaves is part of the same conversation, and doing it once at the start avoids the version where a crew is carrying rubbish through a reception at lunchtime.

Commercial work is a scheduling problem more than a painting problem. The coating is straightforward; keeping a store trading, a clinic open, or a tenant in place while it goes on is the part that needs planning.
We schedule around your operating hours rather than ours — nights, weekends, and phased floor-by-floor sequencing — and you get one crew lead as a named contact for the duration rather than a dispatch number.
Nights, weekends, and phased work so trading hours, patient hours, and tenant access are not interrupted.
A crew lead assigned to your property for the whole job. You have their number; you are not calling an office.
General liability and workers' comp, with certificates issued to your property manager or GC before we mobilize.
Zero-VOC and low-odor coatings so occupied offices, clinics, and units are usable the next morning.
Unit turns priced per unit with a guaranteed turnaround, so vacancy windows stay predictable.
A written punch walk with your representative, photographed and signed off before we invoice.

Commercial coatings fail in a different pattern to residential ones, usually because of use rather than age. The signs are specific:
If a repaint would cost you trading time, the schedule matters as much as the finish. Nights, weekends and phased areas are a different way of pricing and staffing a job, not an upcharge on a domestic one.
Corridors and doorways wear at a completely different rate to the rooms either side. Repainting everything to match is usually the wrong answer; the worn lanes need a harder coating, not more coats of the same one.
Washrooms, kitchens and plant rooms fail early because standard emulsion has no business in them. That is a specification problem — an area with condensation needs a coating rated for it.
Commercial surfaces are cleaned with chemicals a home never sees, and a finish that is not scrub-rated dulls under them. If cleaning is now making the walls look worse, the coating has been outlived by the cleaning regime.
Most of these are specification problems rather than wear. Repainting the same product into the same conditions buys another short cycle.

afterA premium finish does not happen by accident. It is the result of standards you can count on. The Bulldog Finish is our five-step standard for how every project runs and how the whole job should feel to live with — built to protect your home, keep the stress down, and leave a finish that is worth what you paid for it.
Before we ever open a paint can we confirm the scope, the surfaces, the colors, the sheen levels, the timeline, and what you are expecting. This is the step that prevents surprises. You should never be unsure what is included, what is excluded, or what the next steps look like — it is all itemized on the estimate before anyone starts.

Five-year cover
Most painters warranty the paint. The manufacturer already does that. We warranty our workmanship — peeling, blistering, or flaking traced to our prep or application gets fixed at our cost, for five years from the day we finish.

Who you are hiring
A family-owned crew out of Cincinnati, covering both sides of the river and seven counties around it. 3,200+ homes painted, and 11 painters on our payroll rather than picked up for the week.
We are not the cheapest quote you will get, and we will say so when the cheapest one is right — a rental between tenants, or a house listing in sixty days. What we are good at is work that has to last: Ohio Valley freeze-thaw, plaster in century-old houses, kitchens touched every day.
In their words
The walkthrough at the end was the part that impressed me. They handed me a flashlight and told me to be fussy. Found four small things, all fixed the same afternoon, and only then did they ask for payment.
They talked me through which parts genuinely needed doing now and which could wait another two or three years. Ended up spending less than I'd budgeted because they were straight with me about it.
They power-washed, let it dry a full day, then came back. The crew that did our neighbors' place last year washed and painted the same afternoon and it's already flaking. Small difference, big result.

Jennifer Bennett
My name is Jennifer, and we've lived in our home for 23 years. Our most recent project was repainting my son's childhood bedroom before his wife came to stay with us while studying for her exams. We wanted to turn the room into a comfortable little sanctuary for her, and it felt like the perfect time to refresh the space.
When we first moved in, I spent the first five years painting the house myself every weekend. After our third child was born, we decided it was time to let the professionals handle it, and we've never looked back. Bulldog Painters are efficient, professional, and incredibly responsive. They come out quickly, provide an estimate, and are usually able to complete the project within a week. What I appreciate most is that they always follow up afterward to make sure everything was done to our satisfaction. They're loyal to us, and we're loyal to them.
Brian Foster
My name is Brian, and I'm a partner at a full-service architectural firm with both commercial and residential projects. I work with contractors regularly, so professionalism is extremely important to me. Painting isn't just about picking up a brush, it takes experience, planning, and attention to detail.
When our office needed a facelift, we knew we needed a team that could handle a complicated project. It's a large, modern, open space with high walls, multiple colors, accent walls, and lots of furniture. We also needed the work completed without disrupting our business.
Bulldog Painters went above and beyond, even working over a holiday weekend to minimize the disruption. When we returned Monday morning, everything was back in place and the office was spotless. We routinely recommend Bulldog because we trust them to deliver. I know they're going to impress every time.
Allison Adams
The people who lived here before us didn't really maintain the house, so there were coffee stains on the walls and the whole place needed some freshening up. I've had a lot of contractors in and out of this house, so friendliness, professionalism, and respect for the home are really important to me.
I originally hired Bulldog Painters to paint the walls and ceilings in my living room, kitchen, and hallway. But they went above and beyond what I expected, taking care of patchwork, railings, vents, and all the little details. I was so impressed that I brought them back for two more projects—a half bath and then our full upstairs bathroom.
Every time someone visits, they compliment the paint colors and how well they work with our floors and furniture. I love the finished results, but I especially appreciate the customer service. They consistently provide more value than I expect for what I spend.
Pat K.
My name is Pat, and I'm a real estate agent. I've always loved houses. I stage houses, and I just love matching people to their forever home—their home they're going to raise their family in, or their starter home. I just love it.
You find houses with good bones, but then you want to give it a heartbeat. You want to warm it up, and that's what happens. Paint can bring life to a room. It can bring warmth, character, and it kind of tells the story of how you want your home to feel.
I'm a nester. I'm a home person, so I'm always looking to change my view. The Bulldog team really loves their work. They do. They love what they do, and they do it well. They were really careful and really good about putting all my furniture to the center of the room.
I felt very comfortable having them in my home. I felt so comfortable with them that after a few hours, I told them I wanted to run an errand, and I was completely comfortable leaving. I'm a person who's very particular about my house. They knew what they were doing, and I trusted them implicitly.
Emily
The house is old, and I had a lot of really ugly wallpaper that needed to be taken down and definitely painted more modern. They did it in two different phases. They did the hallway and stairwell, which was the one I was most nervous about and the most dangerous one for my dad to do himself.
They were really efficient. It was a huge job removing all the wallpaper, and we never thought it would be done in the timeframe that they quoted, but they were done early.
If my parents had taken on this project themselves, it would have taken them weeks upon weeks to remove the wallpaper, clean everything up, and sand the walls. It was a huge job, and I couldn't have been happier with how Bulldog Painters handled everything.
Abraham
This house looked nothing like what you see today. It was a three-bedroom split when we first moved in. We raised the roof, split out the back, and reconfigured the first floor quite a bit.
I would recommend Bulldog Painters because they made it a very pleasant experience. He's done a significant number of jobs here, probably three-quarters of the house over the years. One of the times when I was looking to have the house painted, I was just getting estimates, but I chose to work with him because of his professionalism, thoroughness, and the speed in which he delivered his estimate, which was probably within 20 minutes of walking through the house.
They've always been on time, they've been clean and neat, never left any mess afterwards, and they finished exactly when they said they would. It's the painting, in addition to the furniture and the window dressings—you put all those pieces together, and that fresh look is always very gratifying.
FAQ
Lifts, doors, bays and access routes all have limits, and a day lost to one of them is a day of labour standing still.
Goods lift capacity and door size, whether the passenger lift can be used, and any bay booking or height restriction.

Materials
The brand is chosen per surface, not per job. A ceiling, a cabinet door and a south- facing wall want three different products, and the one that suits all three does not exist.

A deep range with a commercial counter behind it, so the specific line a surface calls for is usually in stock rather than on order. That availability is most of why it turns up on the majority of our jobs.

Advance is a waterborne alkyd — it flows out and levels the way an oil enamel does, then cures hard, without the ambering that turns old oil trim yellow. That is what puts it on cabinets, doors and trim.
No obligation
We walk the job, measure it, and leave you with an itemized number. No obligation and no follow-up pressure.
Most estimates are scheduled within two business days.
